This policy outlines the steps required to ensure timely commission payments at Relive.
Following these guidelines will help you get paid quickly and accurately.
Always create and send the client’s guest card to the property.
This ensures the client is registered under your name and protects your commission.
During the invoice submission process, you must provide a screenshot confirming the guest card was sent.
Even if a property discourages guest cards, send one to ensure proper tracking of your client.
Failure to send a guest card may result in loss of commission.
Your client must list you as their referral source on their lease application.
Failure to do so may result in loss of commission.
Properties pay commission based on either Market Rent (full monthly rent before specials) or Net Effective Rent (rent after factoring in specials).
Before submitting an invoice, confirm which rent type applies.
If the property pays on Net Effective Rent, use the provided calculator during the invoice submission process.
Submitting incorrect rent amounts may delay commission collection.
As soon as a deal closes, create an invoice in the CRM.
Use the “Save as Draft” option if you need time to verify details.
Submitting your invoice immediately after closing the deal ensures faster processing by the collections team.
At the end of the quarter, whenever you submit an invoice, the date that matters for your commission will be the Approval Date
Example: imagine you were an Agent (70% commission) during Q1, are promoted to Elite Agent on Q2 (90% commission). You submit an invoice on Apr 2nd, but the client was approved on Mar 29th
The commission to apply to this invoice is the Q1 commission at 70%
Track your invoice status in the Relive App under the "Invoices" section.
Use filters to check drafts, submitted, or processed invoices.
Before your client moves in, double-check the following:
Rent type and amount (Market Rent vs. Net Effective Rent)
Move-in date
Property and unit details
Commission percentage or flat fee
Uploaded documents (if applicable)
If any information is incorrect, update and resubmit the invoice to prevent delays.
