Why This Matters (And Why It's Easy)
Video is the highest-converting content format. Period. If you master short-form vertical video, you dominate attention — and attention converts to leads.
The good news? You don't need expensive equipment. Your smartphone is all you need to create professional property tours that get results.
This article shows you how to:
- Shoot a professional property tour with your smartphone
- Speak on camera with confidence
- Edit a high-quality Reel in under 10 minutes
Goal
Shoot a clean, professional property tour using only your smartphone — while starting with YOU speaking.
People connect with people first. The house is secondary. You are the brand.
Structure of a High-Converting Property Reel
On-Camera Hook (First 5–7 Seconds)
- Stand outside the property
- Front-facing camera or back camera (preferred if someone films you)
- Speak directly to your target buyer
Example Hooks:
- "If you're looking for a family home under $600K in [City], you need to see this."
- "First-time buyers, this one is for you."
- "This backyard alone is worth the price."
Speak to ONE type of buyer:
- Families
- First-time buyers
- Investors
- Luxury clients
Make it specific. That creates connection.
The Shot List (3-Second Clips After Your Intro)
Keep every clip 1.5–3 seconds. Fast = modern.
- Exterior: Start far → walk toward the house
- Entry: Open door and walk in
- Kitchen: Slow pan left to right
- Living Room: Show flow & space
- Primary Bedroom: Walk in from doorway
- Bathroom: Quick, clean angle
- Backyard/View: Open door and walk out
- Outro: Selfie mode — smile + CTA
Outro Script Example
Switch to selfie mode:
"If you want the full details or a private showing, send me a DM that says 'HOME.'"
Simple. Clear. Professional.
