Under Contract Process (Stages 1–3)
Overview
This article outlines the steps required once a contract has been executed, up to final contract validation. The agent is only responsible for Stage 1 of this process.
We are sharing the full workflow so agents clearly understand what happens internally across Compliance and Sales after submission.
Stage 1: Deal Creation & Document Upload
Responsible: Agent
- Once the contract is fully executed:
- Agent creates the transaction in SkySlope within 48 hours.
- Agent uploads all required documents, including:
- Executed contract and all amendments
- Agency agreement
- Brokerage disclosures
- Required addenda
- Commission agreement (if applicable)
- Agent submits the transaction in SkySlope.
- Then, Agent enters the deal in the Relive App:
- Agent goes to: Side Menu → Residential → Deals
- Clicks: “Create Deal”
- Then inputs all required deal information (property, price, commissions, dates, etc.)
- Incomplete or inaccurate uploads will delay the process.
- Submission in SkySlope automatically notifies Compliance.
- Reporting the deal in the Relive App takes less than 1 minute and is required to trigger internal systems such as:
- Residential leaderboard
- Latest news updates
- Internal dashboards
Stage 2: Compliance Review
Responsible: Abby Steele – Compliance Manager
- Abby reviews the full file in SkySlope:
- All uploaded documents
- Contract completeness and accuracy
- Abby makes one of two decisions:
- If complete: Abby notifies Eric Hause (our Residential Sales Manager)
- If incomplete: Abby returns the file to the agent for corrections
- Abby only reviews the deal after:
- The contract has been fully executed
- All documents have been uploaded to SkySlope
- The deal has been submitted in the Relive App
- This is the official compliance gate before the deal moves forward.
- Agents should ensure files are complete to avoid delays.
Stage 3: Contract Review & Final Approval
Responsible: Eric Hauser – Sales Manager
- Eric reviews the contract in detail:
- Purchase price
- Commission structure
- Overall contract validity
- Eric validates the deal information entered in the Relive App:
- Eric ensures all fields match the executed contract
- If needed:
- Eric coordinates with the agent to correct discrepancies
- Eric approves the deal as fully validated.
- This stage focuses on business accuracy, not compliance.
- Residential deals only count toward the agent’s commission split quarterly cap once they are invoiced at closing date. Under contract deals do not count yet.
- Ensures:
- Correct commission tracking
- Accurate reporting in Relive
Next steps
Once the deal is under contract and approved, the transaction moves into the Closing, CDA, and Payment Process.
