Cash Advance Qualification Criteria

Relive’s Cash Advances program lets eligible agents request a cash advance on specific invoices with no fees or interest. It’s designed to help with short-term cash flow while you wait for commissions to be paid.

 

Who Qualifies

You must meet all of the following to qualify:

 

1) Production Volume (90-Day Lookback)

To qualify, you must be an active producer. You must have closed at least $5,000 in total volume (total lease/rent amount) within the last 90 days.

 

2) The $2,500 Rolling Safety Net

We provide a total "safety net" of $2,500. If you have already received $2,500 or more in total payments (this includes both cash advances and regular commissions paid to you) within the last 30 days, you are not eligible for further advances until that total drops.

 
  • Your available limit doesn't reset all at once. Instead, individual payments refresh exactly 30 days after you received them. As an old payment "ages out," that specific amount becomes available for you to request as a cash advance again.
 

3) Monthly limit

Regardless of production, the maximum total amount an agent can receive in advances is capped at $2,500 within any 30-day window.

 

4) Proof of move-in

We cannot advance funds on a "handshake”. You must upload valid proof that your client has physically moved into the property. Accepted proof includes:

  • Message from the property or the client (email or text is fine)
  • Note: All proof must be dated on or after the actual move-in date.
 

How it Works: The "Refresh" Example

Let’s look at how Agent Sarah’s limit refreshes over time:

 
  • Jan 10: Sarah receives a $1,000 payment.
  • Jan 20: Sarah receives a $1,500 payment.
  • Total in last 30 days: $2,500. Sarah is now at her limit and cannot request more in cash advances.
 

Refresh:

  • Feb 9: Sarah still has $2,500 on her record from the last 30 days. Her limit is still $0.
  • Feb 10: The $1,000 payment from Jan 10th is now older than 30 days. Sarah can now request up to $1,000 in new cash advances.
  • Feb 20: The $1,500 payment from Jan 20th is now older than 30 days. Sarah can now request up to $1,500 in new cash advances.
 

Summary:

Think of your $2,500 limit like a battery. Every time you get paid, the battery drains. Exactly 30 days after each payment, that specific portion of the battery refreshes and is ready to use again.
