Lease Transaction Flow - Stages 1 to 3

Overview

This article outlines the steps required for lease transactions once a contract has been executed, from deal creation through invoice creation and payment.

This workflow is simpler than the buy/sell process and ends at Stage 3.

 

Stage 1: Deal Creation, Document Upload & Invoice Creation

Responsible: Agent

Action Steps:

  1. Once the lease agreement is fully executed:
      • Agent creates the transaction in SkySlope within 48 hours.
      • Agent uploads all required documents, including:
        • Executed lease agreement and all amendments
        • Agency agreement
        • Brokerage disclosures
        • Required addenda
        • Commission agreement (if applicable)
  1. Agent submits the transaction in SkySlope.
  1. Then, Agent enters the deal in the Relive App:
      • Agent goes to: Side Menu → Residential → Deals
      • Clicks: “Create Deal”
      • Then inputs all required deal information (property, rent amount, commissions, dates, etc.)
  1. Once the deal is created as “Under Contract” in the Relive App:
      • Agent clicks: “Create Invoice”
      • Agent confirms all details are accurate and submits the invoice.
 

Important Notes:

  • Incomplete or inaccurate uploads will delay the process.
  • Submission in SkySlope automatically notifies Compliance.
  • Submission in Relive’s App is essential for Compliance and Finance to proceed.
  • Reporting the deal in the Relive App takes less than 1 minute and is required to trigger internal systems such as:
    • Residential leaderboard
    • Latest news updates
    • Internal dashboards
 

Stage 2: Compliance Review

Responsible: Abby Steele – Compliance Manager

Action Steps:

  1. Abby reviews the full file in SkySlope:
      • All uploaded documents
      • Contract completeness and accuracy
  1. Abby makes one of two decisions:
      • If complete: Abby notifies the Finance Team that the file is approved
      • If incomplete: Abby returns the file to the agent for corrections
 

Important Notes:

  • Abby only reviews the deal after:
    • The lease agreement has been fully executed
    • All documents have been uploaded to SkySlope
    • Invoice has been submitted in the Relive App
  • This is the official compliance gate before Finance can process payment.
  • Agents should ensure files are complete to avoid delays.
 

Stage 3: Invoice Validation & Commission Payment

Responsible: Finance Team

Action Steps:

  1. The Finance Team reviews the submitted invoice and:
      • Confirms agent commission splits
      • Verifies cap/progress (if applicable)
      • Validates all financial details
  1. Finance Team submits the invoice to the appropriate party (as needed) to request payment.
  1. Once funds are received, the Finance Team:
      • Confirms payment
      • Matches the payment to the correct deal and agent
  1. The Finance Team pays agent commission within 48 hours.
 

Important Notes:

  • Agents cannot receive direct payment from any party under any circumstances. All commissions must be disbursed to Relive Realty.
  • Payment timing depends on:
    • Processing timelines
    • Accuracy of the invoice details
  • Incorrect or missing information may delay payment.
 

Next steps

The lease transaction flow ends after Stage 3.
