Teams Model Explained

Joining or leading a team at Relive is an excellent way to accelerate growth, collaboration, and income. To ensure team leaders provide genuine value and guidance, the following standards apply:

Eligibility & Requirement

Team Leader Eligibility: To become a Team Leader, an agent must have achieved a minimum of $150,000 in Gross Commission Income (GCI) over the previous four quarters (trailing 12 months).

Team Approval: Meeting the GCI requirement doesn't guarantee approval. Every new team must submit a business plan to Henrique Brás at hbras@reliverealty.com. Relive reserves the right to approve or decline any team.

Mandatory Team Agreement: There must be a Team Agreement in place between the Team Leader and each Team Member.

  • This is a standard document drafted by Relive’s legal team.
  • The Team Leader must specify their exact fees and terms within this agreement.

Team Structure Requirements

Every team must have a clear Team Leader, a defined concept, a team name and a logo.

Agents who group together only to qualify for the reduced cap will have their team dissolved automatically.

For Team Members

Every Team Member pays a Team Leader Fee on every deal in exchange for the support, training, resources and community a team provides. How your cap works depends on the size of your team.

Teams with Fewer Than 5 Agents

Team Members work under Relive's standard 70/30 commission split and also pay a Team Leader Fee.

  • Before the cap: You pay Relive's 30% split plus the Team Leader Fee.

  • After the cap: Once you close $15,000 in GCI in a quarter you no longer pay Relive's split and only pay a transaction fee and the Team Leader Fee.

For a full breakdown of how the cap works, please refer to: Single Agent Model

Teams with 5 or More Agents (Reduced Cap)

Starting Q4 2026, Team Members on teams with 5 or more agents get a reduced cap. They still work under Relive's standard 70/30 commission split and pay a Team Leader Fee, but their quarterly cap is cut in half from $15,000 to $7,500.

  • Before the cap: You pay Relive's 30% split plus the Team Leader Fee.

  • After the cap: Once you close $7,500 in GCI in a quarter you no longer pay Relive's split and only pay a transaction fee and the Team Leader Fee.

The reduced cap balances the cost of the Team Leader Fee so Team Members earn close to what Single Agents do. It also makes it easier for Team Leaders to recruit and keep agents on their team. The reduced cap applies to Team Members only. Team Leaders keep the standard $15,000 cap.

The reduced cap applies as soon as the team reaches 5 active agents, counting the Team Leader. An agent is active if they showed activity in the Relive App in the last 30 days. If the team drops below 5, members go back to the $15,000 cap the following quarter.

Late-Submitted Invoices: The Late-Submitted Invoices rule described in the Single Agent Model applies to all Team Members and Team Leaders, under both the $15,000 cap and the reduced $7,500 cap. If an invoice is submitted after a move-in date that falls in a previous quarter, Relive may count it in that earlier quarter.

Minimum Commitment: Agents who join a team must remain on that team for at least two full quarters before leaving to become a Single Agent or joining another team. This ensures both the agent and Team Leader have adequate time to realize the value of the arrangement.

Team Leader Fee

  • You pay a Team Leader Fee set by your Team Leader (minimum 10%).
  • The Team Leader Fee is calculated on the total Gross Commission Income of each deal submitted.
  • The fee applies to all deals, whether they are self-generated or a Relive Lead.
  • The Team Leader Fee is mandatory on every deal. Team Leaders can't waive it.
  • The Team Leader Fee comes from your side of the commission, not from Relive’s split.
  • The fee is independent of your cap status (before or after the cap).

Payout Sequence

  • Pay Relive’s split (before the cap) or the transaction fee (after the cap).
  • Pay your Team Leader Fee (minimum 10% of total GCI).
  • The remainder is your net earnings.

Teams with Fewer Than 5 Agents

Example 1 – Before the Cap (15% Leader Fee)

  • Deal GCI = $10,000
  • Relive Split (30%) = $3,000
  • Team Leader Fee (15%) = $1,500
  • Your Net = $5,500

Example 2 – After the Cap (15% Leader Fee)

The agent has already closed $15,000 in GCI this quarter and closes a new $10,000 lease.

  • Transaction Fee = $100
  • Team Leader Fee (15%) = $1,500
  • Your Net = $8,400

Teams with 5 or More Agents

Example 3 – After the Reduced Cap (15% Leader Fee)

The agent has already closed $7,500 in GCI this quarter and closes a new $10,000 lease.

  • Transaction Fee = $100
  • Team Leader Fee (15%) = $1,500
  • Your Net = $8,400

On a team with fewer than 5 agents this same agent would still be before the cap and net $5,500 on this deal.

For Team Leaders

Team Leaders operate under the same quarterly cap system as Single Agents ($15,000 GCI).

Team Leader Fees

  • You keep 100% of the Team Leader Fees paid by your team members. Relive doesn't take a split.
  • Team Leader Fees don't count toward your cap progress. Only your own deals do.
  • If agents in your Revenue Share organization join your team, you earn the Team Leader Fee on every deal plus Revenue Share until they hit their cap

Example – Team Leader Fee on a Team Member Deal

  • Team Member Deal GCI = $10,000
  • Relive Split (30%) = $3,000 (paid by the Team Member before the cap)
  • Team Leader Fee (15%) = $1,500
  • Team Leader Net = $1,500 (100% to the Team Leader. Doesn't count toward the cap)

Referrals and Lead Flow

Team Leaders have full autonomy over how they distribute business and leads within their team.

  • Internal Referrals: Team Leaders may send referrals to Team Members and charge any referral fee they choose.
  • Agent Commission: Note that the commission side allocated to the agent (after the referral fee) will still be subject to the Relive Split (before the cap) and the standard Team Leader Fee.
  • Lead Provision: It is not mandatory for Team Leaders to provide leads. This is optional and depends on the Team’s specific value proposition.

Support and Management Responsibilities

  • Primary Support: It is the Team Leader’s responsibility to provide support, training, and guidance to their agents — not Relive’s back office.
  • First Point of Contact: After joining a team, agents should reach out to their Team Leader for all daily operational questions or deal-related assistance.
  • Agent leaves Relive: The Team Leader offboards them by notifying Relive Support
  • Agent leaves the team but stays with Relive: The Team Leader contacts Relive Support to remove them from the team roster.

Recruitment Ethics & Communication

Relive maintains professional standards regarding how teams are built within the company.

  • Group Chat Prohibition: Using any of Relive’s official group chats to recruit agents is strictly prohibited. This applies to Team Leaders and Team Members.
  • Private Recruitment: Team recruitment must occur via private, one-on-one communication.

Value-Oriented Leadership

The Team Leader Fee should reflect the value you provide to your team. To attract and retain agents, strong team leaders typically offer one or more of the following:

  • Exclusive training materials and video resources
  • Mentorship and accountability sessions
  • Team meetings, coaching, or collaboration calls
  • Custom marketing materials, templates, or systems

Before inviting an agent to join your team, make sure your value proposition is clear and compelling. The Team Leader Fee is an extra cost for the agent so they need to see real value in what you offer.
