FAQs: Licensing, Compliance, and Residential
This FAQ explains licensing requirements, compliance expectations, and how residential transactions work at Relive.
In which markets can I do residential sales?
You can conduct residential sales in Texas, Georgia, and Florida. Please note that Denver (Colorado) and Chicago (Illinois) are currently locating-only markets. Relive does not hold a residential brokerage license in Colorado or Illinois, so you cannot close residential buy/sell transactions in these states.
Can I continue working residential while doing apartment locating at Relive?
Yes. You can work both apartment locating and residential transactions — including leases, purchases, and sales — under the same license at Relive.
Both deal types contribute toward your $15,000 quarterly GCI cap, so combining both sides of the business is a great way to hit your cap faster and earn 100% commission sooner.
For residential agents, Relive provides free access to SkySlope, an industry-leading transaction management platform where all residential contracts and compliance documents are managed. You'll also have access to a dedicated Residential Compliance Manager who reviews and approves all residential transactions in SkySlope, and a Residential Sales Manager who serves as your go-to contact for support and coaching on closing residential deals.

Do I need to join a board?
It depends on which side of real estate you plan to work.
If you are doing apartment locating only, there is no board or MLS membership required.
If you plan to work residential transactions — including home purchases, sales, or single-family home leases — you are required to join your local MLS and Realtors Association and pay their respective dues. This is a mandatory requirement for all agents on Relive's residential side. Agents who do not complete their MLS and association sign-up within 30 days of joining will have their residential license sponsorship terminated and be moved to the locating side.

Can I stay with my current brokerage and also work with Relive?
No. To join Relive, you must transfer your real estate license from your current brokerage to Relive.
Real estate agents in Texas and most other states can only be sponsored by one broker at a time, so a full license transfer is required before you can start working with us.
Learn more: License Transfer.
The license transfer takes up to 7 days. Can I still work my active listing during that time?
It depends on the state. In most cases, you should not conduct real estate activities until your license transfer is officially reflected in your state's real estate commission records.
However, in markets like Georgia and Illinois where license transfers are typically processed within a couple of business days, you may proceed with working toward closing active listings and deals — as long as your transfer form has been correctly completed and officially submitted to the respective real estate commission.
If you have an urgent active deal, we recommend contacting Relive Support as soon as possible so we can help you navigate the timeline.
Can I use my DBA?
Yes, you can operate under a DBA. However, all legal documents must be signed with your legal name exactly as it appears on your real estate license. This includes your Independent Contractor Agreement, W9, Buyer Representation Agreement, Listing Agreement, and any other binding contracts.
When it comes to marketing and social media, you are welcome to use your DBA for branding, but you must always include your legal name and your affiliation with Relive in your profile and posts. This is a TREC compliance requirement.
We also recommend including your IABS (Information About Brokerage Services) notice in your email signature and social media bio.

Do I need a license to do apartment locating?
Yes, a real estate or leasing agent license is required to do apartment locating at Relive. This applies to all of our markets, including Texas, Georgia, Illinois, and Colorado.
If you are not yet licensed or are unsure about the specific requirements in your state, we recommend visiting your state's real estate commission website for details on how to obtain your license and what steps are needed to get started.
