Book the tour through the property website. If no online booking is available call the property to confirm.

Email the property a tour confirmation with the time and date you booked

Call the property after sending the confirmation email to verify the tour is on the books

Attach the guest card to the confirmation email

Include the unit or floor plan you quoted the client on in the confirmation email

Guest cards sent to all properties when the list was sent to the client

If guest cards were not sent at list time send them now before the tours are scheduled

Send the client their touring itinerary with property names addresses and tour times

Include parking information for each property in the itinerary

Send Google Calendar invites to the client with the location of each property and the itinerary details

Remind the client to bring a valid unexpired form of ID

Send the client a message 24 hours before the tour to confirm they are still good to go and let them know you will check in after

Send the client a list of questions to ask the leasing agents

Remind the client to ask for the monthly fee sheet and the site map before they leave each property

Remind the client to ask for a quote before leaving to lock in the rate for 48 hours

Remind the client to ask about any look-and-lease specials at each property

Are there any look-and-lease specials? How long after touring do they apply?

How are specials applied: upfront prorated or self-prorated?

What would the view be from the client's specific unit?

Can we walk past or near the client's unit to see the view if we cannot tour it directly?

What are the parking options for this unit? Is guest parking available?

Do guests need to register their vehicles?

Is trash valet chute or dumpster? Where is the nearest chute or dumpster?

How often does pest control come?

What internet providers are available? Can the client choose freely?

What utilities are included in rent?

Is water billed by use or allocated?

What is the noise level based on where the client's unit is located in the building?

Check water pressure

Check cell service

Listen for noise from neighboring units or nearby traffic

Note cleanliness of hallways and common areas

Offer to take photos or videos for the client

Request a copy of the monthly fee sheet

Request a copy of the site map

Ask the leasing agent to send the client a quote to lock in pricing for 48 hours

Retrieve your ID

Thank the leasing agent for their time

Debrief the client as soon as you walk out. Ask for honest feedback on the property.
